First, I would like to let you know you have reached the right service. We have been in business since 2008 and locally owned and family-run. I understand exactly why you are calling and the good news is we have an awesome program that I feel will fit what you need.
This is our Home Eco-Protect Program. It is a family and pet friendly option that covers up to 15 of the most common pests — American roaches, ants, spiders, silverfish, fruit flies and pantry moths. The initial service we do both inside and outside to do a thorough first treatment of the home, and we will also go into the yard and spot treat for fire ants.

Service Walkthrough
Great! On our initial visit, we will do a full home evaluation looking for conducive conditions that may be causing problems as well as look for any entry points where pests can get in. We then do an inside service focusing on eliminating pests by using our green products and methods, treating your kitchen, bathrooms, and any common areas to prevent future issues.
Outside we do a layered treatment. First we apply granular bait around the yard to help reduce pest population, then a repellent around your home to prevent pests from coming in, and finally we sweep and treat under eaves, around doors and windows for spiders and wasps.
Recurring Cadence
After that, our goal is to keep pests from ever coming back inside — so going forward, we'll come out every two months and treat the exterior.
Logistics
You don't have to be home for the recurring visits. We'll send you a reminder email and text, and the technician will text you when they're on the way. Just have your gates unlocked and we'll handle the rest.

Where Calls Go Wrong
Quoting too early. If price comes before comfort, the customer compares you like a commodity.
Skipping discovery. You cannot recommend the right program if you do not know what they are seeing.
No buy-in pause. Reps need to stop and confirm the customer agrees before moving to price.
Weak close. “Do you want to schedule?” is weaker than giving two real appointment options.

- Do you have a porch, patio, pool, or backyard you use regularly?
- Have you had mosquito service before, or is this the first time?
- Are you looking for a low-impact option, or are you open to stronger treatment options if needed?
Create Comfort
First, I would like to let you know you have reached the right service. We have been in business since 2008 and we are locally owned and family-run. I understand exactly why you are calling, especially here in Houston, and the good news is we have several mosquito programs that can fit what you need.
Mosquito Stations
Option 1The first option is our Mosquito Stations. It is a fog-free option and is a great family and pet-friendly solution. It is also bee and butterfly friendly because it is designed to target mosquitos.
The stations look like small black flower pots and are hidden in your yard.
We typically see up to an 85% reduction in mosquitos because the stations work in three ways:
- Trap eggs: Mosquitos lay eggs in the station, and those eggs do not develop into adult mosquitos.
- Sicken and kill: The mosquito picks up a fungus that makes her sick and kills her in 2 to 3 days.
- Spread treatment: She carries treatment to other water sources like gutters, pots, or neighboring breeding areas.
Misting System
Option 2The second option is our Mosquito Misting System. This is a professionally installed system that sprays automatically when mosquitos are most active, usually early morning and evening.
It also has a remote you can use before you go outside. We offer a range of product options, from lower-impact options to more conventional treatments depending on the property and your preference.
Choose the Path
Buy-In“Which sounds more like what you are looking for?”
Stations: Service & Price
Path 1Great. The technician will come out to evaluate your yard, then do an initial fog treatment to knock down what is there now. He will then install the stations. For most clients we use two stations, one in the front and one in the back.
The initial visit is $149, which includes installing the stations and the initial fog treatment.
After that, it is $79 per month with visits every 4 weeks to inspect and reset the stations.
Misting System: Service & Price
Path 2Great. We will send a technician out to do a full inspection of your yard and build a quote customized to your home.
Systems generally start around $3,000 and go up depending on the size of the yard and number of spray heads needed.
After installation, monthly maintenance is usually $75 to $85 per month. We test the system, clean clogged heads, and refill the reservoir. The exact monthly cost depends on the product you choose.

First, I would like to let you know you have reached the right service. We have been in business since 2008 and we are locally owned and family-run. I understand exactly why you are calling, and the good news is we have several programs that fit what you need.
What we recommend is having a technician come out for a full inspection of your perimeter, attic, and roof line. He will look for conducive conditions and any entry points where rodents are getting in, then give you a custom quote to permanently seal the openings and trap any remaining animals.
Inspection Walkthrough
On the inspection, the technician walks your perimeter, attic, and roof line. He is looking for:
- Conducive conditions, or what may be attracting them
- Entry points, or where they are getting in
- Evidence of activity, such as droppings, nests, and runways
He will then write up a custom quote based on what he finds.
Service Components
The full job usually has two parts:
Exclusion: Permanently seal every opening we find. This comes with a 1-year warranty.
Trapping: Install cameras and traps for up to a week. This includes up to 3 trap check visits where the technician removes catches and resets traps.

- What animal do you think it is? Raccoon, squirrel, possum, skunk, bird, or something else?
- Where are you seeing or hearing activity? Attic, roof, soffit, walls, under a shed, under a deck, or under a mobile home?
- When are you hearing the noises? Morning, daytime, evening, or overnight?
- Have you seen the animal entering or exiting anywhere?
- Do you see any damage, droppings, odors, or nesting material?
- How many stories is the home or structure?
- Have you had another service work on this, or have you tried anything yourself?
Create Comfort & Approach
First, I would like to let you know you have reached the right service. We have been in business since 2008 and we are locally owned and family-run. Wildlife issues can be stressful because you may hear noises but not know exactly where the animal is getting in.
What we recommend is having a technician come out for a full wildlife inspection. He will inspect the structure, roof line, attic or affected area, and look for entry points, damage, droppings, nesting material, and signs of active wildlife.
Inspection Walkthrough
On the inspection, the technician is looking for:
- What animal is likely causing the issue
- How it is getting in or under the structure
- Whether there are active animals, nesting areas, or young present
- What needs to be sealed, repaired, removed, trapped, or monitored
He will then write up a custom quote based on what he finds.
Service Components
The full job may include a few parts depending on what the technician finds:
Eviction or trapping: Remove or encourage the animal out using the correct method for the species and situation.
Exclusion: Seal or protect the openings so the animal cannot continue using the same access point.
Monitoring: Cameras or follow-up checks may be used to confirm activity before final sealing.
Cleanup or remediation: If there are droppings, nesting material, or insulation damage, the technician can quote that separately.

First, I would like to let you know you have reached the right service. We have been in business since 2008 and we are locally owned and family-run. I understand exactly why you are calling. Fleas are horrible and hard to control, and the good news is we have an awesome program that I feel will fit what you need.
Fleas are a lifecycle pest, so we treat for the adult fleas first. The eggs can stay dormant for up to 6 months, which is why fleas are so persistent. We are very successful with our 2-step treatment: a full service treatment first, then a follow-up 2 weeks later to catch any remaining eggs that have hatched.

Before VisitHere is what we need from you to make this most effective:
- Vacuum before we arrive and between visits. Vacuuming helps activate remaining eggs so they hatch into our treatment.
- Empty the vacuum bag or bagless container and take it straight to the trash outside.
- Wash any cloths on the floor and your bedding in hot water, and dry on hot.
Treatment Day
During VisitOn treatment day, if we are doing inside service:
- You and any pets must be out of the home for a minimum of 2 hours.
- After 2 hours, the treatment has settled and dried and you can re-enter.
60-Day Warranty
If Conditions MetWe offer a 60-day warranty if both conditions are met:
- You complete both treatments, the initial and the 2-week follow-up.
- Any pets are on prescription flea medication from your vet.
Price
Decision PointThe initial visit will be $___, and the follow-up visit will be $___.
Once we take care of the fleas, we usually suggest our ongoing general pest service, which helps with roaches, ants, and spiders. Normally the initial price is $___ based on square footage, but for active clients we waive that and can roll you into our recurring service at $___ per month with service done every two months. Did you want to include that?

- How many are you seeing in a day or week?
- Where are you seeing them most? Kitchen, bathrooms, laundry, garage, or throughout the home?
- Are you seeing them during the day, at night, or both?
- Have you tried any sprays, bombs, foggers, or store-bought products?
- Do you have any kids or pets?
- Is this a house, apartment, condo, or shared-wall property?
Create Comfort & Explain
First, I would like to let you know you have reached the right service. We have been in business since 2008 and we are locally owned and family-run. Based on what you are describing, you are likely seeing German roaches, and the good news is we have a program built specifically for them.
German roaches are different from the larger American roaches you may see outside. American roaches usually live outside and wander in occasionally. German roaches live and breed inside the home, usually in warm areas near food and water like kitchens and bathrooms. That is why they need a targeted treatment plan instead of a basic exterior pest service.
Treatment Plan
What We DoWe use a targeted German roach program, not just a general spray. The technician focuses on the areas where roaches are living and breeding, especially kitchens, bathrooms, plumbing areas, cabinets, appliance areas, cracks, and crevices.
The treatment uses targeted baiting and an insect growth regulator. The bait helps reach the roaches where they are hiding, and the growth regulator helps stop the next generation from maturing and continuing the infestation.
Customer Prep
Before & Between VisitsHere is what we need from you to make this most effective:
- Reduce food sources by cleaning up crumbs, grease, and open food around kitchens and appliances.
- Clear access under sinks, around plumbing, and near the areas where you are seeing the most activity.
- Reduce clutter, cardboard, bags, and stored items where roaches can hide.
- Do not use over-the-counter sprays, foggers, or bombs after treatment because they can scatter roaches and interfere with baiting.
- Let the technician know exactly where you are seeing the most activity so they can focus treatment in the right areas.
Why Multiple Visits
Set ExpectationsGerman roach eggs can hatch after the first visit, which is why one visit is usually not enough. The first treatment knocks down the active population, and the second visit helps catch activity that hatches after the initial treatment.
Most customers see activity start dropping after the first visit, but full control requires completing the treatment process and following the prep steps between visits.
Buy-In #1

Price + Recurring Roll-Over
Decision PointThe initial German roach treatment is $___, and the second visit is $___.
The total 2-step program is $___. The second visit is important because German roaches are a life-cycle pest, and the follow-up helps catch activity that hatches after the first treatment.
Now, once we have eliminated the German roaches, the last thing you want is American roaches and other pests coming in from outside. Our recurring pest service is normally $299 for the initial, but since you are already a client, we waive that initial. After that, recurring is $___ per month with service done every 2 months.

Activity Questions“Let me ask a few questions so we can understand where the colony activity may be coming from.”
- Where are you seeing the ants? Inside, outside, around windows, bathrooms, kitchen, attic, garage, or trees?
- Are they large black ants, or are they smaller household ants?
- Are you seeing them mostly at night, during the day, or both?
- Have you noticed any sawdust-like material, moisture damage, soft wood, or tree limbs touching the home?
- How long has this been going on?
- Have you tried any sprays, baits, or store-bought products?
- Do you have kids, pets, or areas you want the technician to avoid?
Create Comfort & Explain
First, you reached the right place. We have been helping Houston-area homes since 2008, and carpenter ants are one of those pests where it is important to find the activity areas instead of only treating what you see out in the open.
Carpenter ants are different from ordinary sugar ants. They do not eat wood like termites, but they can tunnel through softened or moisture-damaged wood to create nesting areas. That is why we want the technician to inspect activity areas, moisture conditions, nearby trees, and entry points around the home.
Treatment Plan
What We DoThe technician focuses on where the ants are trailing, entering, or nesting. That may include interior activity areas, exterior perimeter zones, window and door areas, eaves, foundation edges, and nearby conducive conditions like moisture or tree contact.
The goal is to treat the active areas and reduce the pressure around the home, while also identifying conditions that may be helping the ants stay active.
Customer Prep
Before & Between VisitsBefore the visit, it helps if the customer can point out exactly where they have seen activity.
- Leave ant trails visible if possible so the technician can inspect the source.
- Avoid spraying over-the-counter products before service because that can scatter activity.
- Note any moisture issues, leaks, soft wood, tree limbs touching the home, or recurring ant activity near windows or bathrooms.
- Keep access available to the areas where ants have been seen.
Why Two Visits
Set ExpectationsCarpenter ant activity can involve nesting areas and satellite activity, so we treat it as a two-step service. The first visit targets the current activity, and the follow-up about two weeks later lets us recheck pressure, retreat active areas if needed, and make sure the problem is moving in the right direction.
Buy-In #1
Confirm“Does this sound like the right approach for what you are seeing?”
Price + Follow-Up
Decision PointThe initial carpenter ant treatment is $___, and the follow-up visit about two weeks later is $___.
The total 2-step carpenter ant program is $___. The follow-up matters because carpenter ant activity can shift or continue from nearby nesting areas, and we want to verify the treatment is holding.
After the carpenter ant issue is handled, our recurring general pest service can help keep ongoing pest pressure down around the home. Based on this square footage, recurring would be $___ per month with service done every 2 months.

Safety & Location“Let me ask a few questions so we can determine how urgent this is and send the technician prepared.”
- Where are you seeing the snake? Inside the home, garage, patio, pool area, yard, shed, or somewhere else?
- Is the snake visible right now?
- Is this the first time you have seen one, or has this happened before?
- Are there kids or pets nearby?
- Has anyone tried to catch, move, or kill it?
- Can you safely send a picture from a distance?
- Have you had any rodent activity, tall grass, wood piles, debris, standing water, or gaps around the home?
Immediate Safety Direction
ImportantFirst, do not try to pick it up, trap it, or kill it. Keep kids and pets away, keep a safe distance, and if you can still see it, try to keep visual contact from far away so the technician has the best chance of locating it.
If the snake is inside the home, in the garage, or in an active-use area, we can check technician availability and see whether someone is close enough to respond sooner.
Create Comfort & Approach
You reached the right service. We are locally owned, family-run, and have been helping Houston-area homes since 2008. With snakes, the first step is determining where it is, whether it is still visible, and whether this is an active removal or an inspection for conditions that may be attracting snakes.
The technician will inspect the area, look for snake activity, and look for conducive conditions like rodent activity, harborage areas, tall grass, debris, gaps, and places snakes may be using for cover.
Urgency Path
Decision PointIf inside, visible, or urgent: Let me check whether we have a technician in the area who may be able to respond sooner.
If outside and not immediately visible: We can schedule a technician to stop by, inspect the area, and look for snake activity and conditions that may be attracting them.
Price
Inspection & RemovalThe snake inspection is $135, whether we find the snake or not.
If we perform a snake removal, the removal is $185 total, and the $135 inspection applies toward that service. So if removal is completed, the remaining balance would be $50.
The inspection also helps us identify why the snake may be there, such as rodent activity, gaps, debris, tall grass, or hiding areas.

Coaching- Not asking if it is visible right now. This changes whether it is an active removal or inspection.
- Letting the customer get too close. Keep them away from the snake and protect kids and pets.
- Confusing the pricing. Say removal is $185 total and the $135 inspection applies toward it.
- Skipping conducive conditions. Rodents, debris, gaps, and hiding areas can all explain why snakes are there.

Location & Access“Let me ask you a few questions about the bird situation so we can send the technician prepared.”
- Where are you seeing the bird? Inside the house, attic, dryer vent, bathroom vent, soffit, chimney, roof line, porch, or somewhere else?
- Are they actively going in and out of a vent or opening?
- How many stories is your house, and which floor are they on?
- How long have they been there?
- Do they appear to have a nest, or are you hearing chirping?
- How many birds are you seeing: one, a pair, or more?
- Have you tried removing the nest or blocking the opening?
Common Scenarios
TriageMost bird calls fall into one of these three. Use the discovery answers to guide the customer:
Birds may be nesting inside the exterior vent. Often involves nesting material and sometimes young birds.
Birds may be getting in through a gap. Usually requires removal plus sealing or exclusion.
Bird may have entered through a chimney, door, or vent. This is more of a live-removal situation.
Important Safety / Nesting Note
Do Not Seal YetPlease do not block or seal the opening before the technician checks it. If birds are active, sealing the opening too early can trap birds inside and create a bigger issue.
If this is a dryer vent, we also want to treat it seriously because nesting material can restrict airflow.
Create Comfort & Approach
First, I would like to let you know you have reached the right service. We have been in business since 2008 and locally owned and family-run. Bird issues can be stressful, especially when there is nesting material or you are hearing chirping.
What we recommend is having a technician come out for a full inspection. He will locate exactly where the birds are, check the entry point, check for nesting material or young birds, and then give you a custom quote based on what he finds.
What the Technician Does
On-SiteOn the inspection, the technician will:
- Locate the bird or nesting area
- Check how they are getting in
- Check for nests, droppings, and signs of young birds
- Remove the bird or nesting material when appropriate and accessible
- Walk through exclusion options so they cannot keep using the same opening
Service Components
What's in the JobThe full job usually has two parts:
Removal: Removing the bird or nesting material when accessible and appropriate.
Exclusion: Sealing or protecting vents, soffits, and other entry points so birds cannot get back in.

If They Want Price Before Inspection
Alternative PathThe inspection is the most accurate way to give you pricing, but if you would like a rough idea before booking, you can send us photos showing the bird location, the entry point, and the surrounding area.
We can have a pest technician review the photos and get back to you with a ballpark range. The final price would still be confirmed after seeing it in person.
Use this only if the customer is hesitating on the $135 inspection fee. It gives them a no-cost path to a number without the office guessing on the phone.

Triage Discovery
Ask First“Let me ask you a few questions about the bat situation.”
- Have you seen a bat inside the house, or are you seeing bats coming out of an opening on the outside?
- Did the bat touch anyone, or was it in a bedroom while anyone was sleeping?
- Was the bat near a child, pet, elderly person, intoxicated person, or anyone who may not be able to say whether contact happened?
- Where are you seeing it, or where is it coming from? Attic, soffit, chimney, gable vent, bedroom, living room, or another area?
- How many bats are you seeing: one, a few, or many?
- How long has this been going on?
- How many stories is your home?
Critical Health Triage
Stop & DirectBats are a health protocol call first, then a pest call.
If the bat was in a room with a child, someone sleeping, someone intoxicated, elderly, or anyone who cannot clearly confirm there was no contact, they should treat it as a possible exposure until a doctor, animal control, or the local health department tells them otherwise.
“Before we do anything else, I need you to call your doctor, animal control, or your local health department right away. Bat bites and scratches can be very small, and sometimes people do not feel or see a bite mark.”
“If the bat is still inside, do not touch it and do not release it. If you can safely close it in a room, close the door and place a towel along the bottom of the door to help contain it. It may need to be tested.”
After they have been directed to the proper health authority, continue with scheduling if they still need inspection, removal, or exclusion.
Two Paths
Inside vs OutsideThe answer to the first question determines the path:
Higher urgency. Run the exposure check. If still inside, contain the room if safe, put a towel at the bottom of the door, and do not release it.
Usually a roosting or colony situation. Often seen coming and going from a soffit, gable vent, roofline, or chimney at dusk or dawn.
Create Comfort & Approach
First, I would like to let you know you have reached the right service. We have been in business since 2008 and we are locally owned and family-run. Bat calls can be unsettling, especially if one got inside the home, so we start by making sure any health concern is handled first.
After that, what we recommend is having a technician come out for a full inspection. He will look at the roofline, attic, vents, chimney, soffits, and other possible entry points to determine how bats are getting in and what needs to be sealed.
What the Technician Does
On-Site- Inspect the exterior and roofline for entry points
- Inspect the attic or affected area when accessible
- Look for staining, guano, odor, or roosting evidence
- Determine whether this is a single bat or colony situation
- Walk through removal and exclusion options
Service Components
What May Be NeededOne-way exclusion: For colonies, the technician may recommend one-way devices so bats can leave but cannot get back in.
Sealing: Entry points are sealed so bats cannot continue using the same opening.
Cleanup: If guano or insulation contamination is found, cleanup or remediation may be quoted separately.

Seasonal Note
TimingDuring bat maternity season, the technician may recommend inspecting now and scheduling full exclusion after young bats can leave. If a bat is loose in the living space, that is handled differently from sealing a colony out of a structure.
This keeps the office from promising same-day full exclusion when timing restrictions may apply.

Discovery
Identify the Issue- What are you seeing, hearing, or finding?
- Where are you seeing it: inside, outside, attic, garage, kitchen, bathroom, yard, or around the roofline?
- How many are you seeing and how often?
- When did it start?
- Can you describe the pest: size, color, wings, droppings, damage, noise, or smell?
- Can you safely send a photo or short video?
- Do you have kids or pets we should be aware of?
Create Comfort & Approach
You reached the right service. We handle a wide range of pest and wildlife issues, and if we are not sure exactly what it is from the call, the best next step is to have a technician inspect it.
The technician can identify the pest or signs, determine where it is coming from, and recommend the right treatment, exclusion, or next step.

Decision PointThe inspection is $135, and when you do any of the work with us, that applies toward the service.
If this turns out to be a standard general pest issue, the technician or office can help move you into the right service option.

Triage the Call Type
Ask First“Are you calling because you have active termites, you are looking for preventative treatment, or do you need a wood-destroying insect report for a real estate transaction?”
- Active termites: Continue the script.
- Preventative: Continue the script.
- WDI / real estate report: Politely decline.
WDI decline: “I appreciate the call, but we do not offer wood-destroying insect reports for real estate transactions. You will want to find a company that specializes in those reports. Is there anything else I can help you with today?”
Path-Specific Discovery
Use the path that matches the customer's answer.
- What are you seeing: mud tubes, damaged wood, swarmers with wings, or droppings?
- Where in the home are you seeing the signs?
- When did you first notice it?
- Have you sprayed or tried anything yourself?
- Do you have a slab foundation or pier and beam?
- How old is the home?
- Have you ever had termites at this home or a previous home?
- What made you start thinking about prevention now?
- Do you have a slab foundation or pier and beam?
- Has the home ever been treated before?
Create Comfort & Approach
First, I would like to let you know you have reached the right service. We have been in business since 2008 and we are locally owned and family-run. Termites can be stressful because by the time you see signs, there may already be activity happening.
What we recommend is having a technician come out for a full perimeter inspection. He will walk the entire perimeter, check for conducive conditions, identify active or past termite activity, and then give you a custom quote based on what he finds and the square footage of the home.
What the Technician Does
On-Site- Walk the full perimeter of the home
- Look for mud tubes, damaged wood, and entry points
- Identify conducive conditions such as moisture or wood-to-soil contact
- Assess foundation type and treatment access
- Walk through liquid, bait station, and warranty options
Service Components
What We OfferLiquid treatment: Applied around the perimeter and at conducive points to create a treated zone.
Bait stations: Installed around the perimeter so termites carry bait back to the colony with ongoing monitoring and refills.
Warranty: The technician will review the warranty options and terms at the inspection.

Inspection Questions“Let me ask a few questions so we can understand what you are seeing and send the technician prepared.”
- What are you seeing that makes you think it may be bed bugs?
- Where are you seeing activity: bedroom, couch, mattress, baseboards, luggage, or another area?
- Have you seen live bugs, bites, blood spots, dark spotting, or shed skins?
- How long has this been going on?
- Is it one room or multiple rooms?
- Has anyone traveled recently or brought in used furniture?
- Have you tried any sprays, bombs, heat, or DIY treatments?
Create Comfort & Approach
You reached the right service. Bed bug concerns are stressful because people often are not sure what they are seeing, and the signs can be easy to miss.
The best next step is to have a technician inspect the areas of concern. He will look for live activity and signs such as spotting, shed skins, eggs, and activity around beds, furniture, baseboards, and nearby hiding areas.
Inspection Walkthrough
On the inspection, the technician will check:
- Mattress and box spring seams
- Bed frame and headboard areas
- Couches, chairs, and nearby furniture
- Baseboards, cracks, and hiding areas
- Signs of live activity or past activity
Inspection Fee
Decision PointThe bed bug inspection is $135, and if you do treatment with us, that inspection fee applies toward the service.
The technician will give exact treatment pricing after confirming what is present and how many rooms are involved.

Where Calls Go Wrong
Coaching- Quoting before inspection. Bed bug pricing depends on confirmed activity, number of rooms, furniture, and prep needs.
- Assuming bites equal bed bugs. Bites alone are not enough. The technician needs to confirm evidence.
- Not asking about DIY sprays or bombs. These can scatter activity and make the job harder.
- Not asking how many rooms. One room vs multiple rooms changes treatment scope.
